Extra resource to make the difference
Having been shortlisted to the last two contractors, our client felt that they wanted some additional expertise for their final push to win the contract.
They came to us as they’d worked with us before and knew Mark, in particular, not only had the right experience and knowledge, but that he would fit in with their project team. His understanding of complex builds and application of best practice process was an asset, especially with the incredibly unique nature of the building.
Our focus and wider perspective gave them additional senior level construction and project management resource at a critical stage. Their objective was to make sure that they secured the project. They invested in extra resource to make sure that their submission was the best it could possibly be, every element was considered for both the cost and quality sections.
Planning, methodology, quality and design…It’s all in the process
We were appointed to work with their team to determine the delivery methodology including key packages of work and management of sub-contractors to ensure on time delivery. Liaison internally and with M&E, structures, groundworks, roofing, drainage and landscaping was vital and part of our wider remit.
It was essential for our client to be better able to explain the processes they would employ to manage the project in terms of their monitoring and tracking systems for both cost and programme certainty from RIBA Stage 3 Design Intent to Stage 6 Handover.
Working with their in-house team we helped them define a Quality Plan to demonstrate the processes and procedures that they would adopt to ensure the quality of the works through the control of works standards, sign off, aftercare and defects management. All of which had to work with the methodology for the development and completion of the complex detailed design.
Focus was given to the importance of a collaborative approach generally and more specifically for design verification and approvals, change management protocols and any wider implications on programme and works co-ordination. There was an emphasis on providing adaptable, problem solving solutions alongside the team’s ability to work to particularly tight deadlines.
Implementing construction expertise
Drawing on Mark’s extensive construction delivery background and expertise, we helped them to explain their understanding of the build complexity and specialist technical elements which proved their credibility. Throughout the project we were always mindful of the historical importance of the building, employer’s requirements, multiple stakeholder interests, project budget and programme.
